  • Homebuyers Can Shape Their Mortgage Rate

It's fascinating how much influence homebuyers actually have over their own mortgage rates. A recent analysis of 1.35 million US purchase loans from early 2023 through late 2025 revealed just how much rates can vary—even for buyers closing in the same month. The middle 80% of borrowers found themselves within a 93-basis-point range, which, for buyers working with a $2,000 monthly budget, translates to about $28,400 in home price difference.

Credit score emerged as the biggest factor. Moving your score from the high 600s up to 720 can significantly improve your potential rate, with 700 and 720 being key thresholds to keep an eye on. But don’t overlook the power of shopping around: within retail lending, the most competitive lender offered rates 19 basis points lower than a typical lender—potentially saving you around $5,800.

Interestingly, putting 20% down only improved the rate by 0.7 basis points, so the real benefit there is avoiding mortgage insurance rather than lowering your rate.

As someone who negotiates every detail to help WNY buyers maximize their equity, I always encourage clients to pay attention to these levers. Understanding what really moves the needle can put more buying power in your hands.

Exclusive | Married couples are NYC’s largest homeowner group — except in 1 borough

When we look at New York City’s homeownership landscape, some unique trends stand out. In Manhattan, nonfamily homeowners actually edge out married couples—48% compared to 45%. That’s the exception in the city, as across NYC, married couples are still the largest homeowner group, owning 51% of homes. But even that trails the national average, which sits at 59%. Another interesting detail: owners under 35 hold just 8% of homes, while those 65 and older own a striking 38%. Insights like these help me and my team guide you to the right opportunities—because understanding who owns and who’s buying is key to navigating this market with confidence.

  • New Homes Offer Better Value Nationwide

Lately, I've noticed that new homes are offering better value across the country—and Western New York is no exception. With many homeowners choosing not to sell due to current mortgage rates, the supply of existing homes remains tight. This limited inventory puts new construction in the spotlight for buyers weighing cost and flexibility. Builders are stepping up: we’re seeing real price cuts and buyer incentives that most resale sellers simply can’t match, including perks like mortgage rate buydowns. In markets where building is strong, increased supply has improved affordability and expanded choices for buyers, while also pushing builders to compete harder for your business. But these affordability gains might not last if permitting slows further, so ongoing construction and streamlined local rules are key to keeping your options open. My experience with both new builds and resales means I can help you navigate these evolving opportunities and make the most informed move for your goals.
