It's fascinating how much influence homebuyers actually have over their own mortgage rates. A recent analysis of 1.35 million US purchase loans from early 2023 through late 2025 revealed just how much rates can vary—even for buyers closing in the same month. The middle 80% of borrowers found themselves within a 93-basis-point range, which, for buyers working with a $2,000 monthly budget, translates to about $28,400 in home price difference.
Credit score emerged as the biggest factor. Moving your score from the high 600s up to 720 can significantly improve your potential rate, with 700 and 720 being key thresholds to keep an eye on. But don’t overlook the power of shopping around: within retail lending, the most competitive lender offered rates 19 basis points lower than a typical lender—potentially saving you around $5,800.
Interestingly, putting 20% down only improved the rate by 0.7 basis points, so the real benefit there is avoiding mortgage insurance rather than lowering your rate.
