Seller Concessions Reach a New US Peak

It’s interesting to see how the market is evolving for both buyers and sellers. In the recent rolling 3-month period ending Mid-Q3, about 45% of US home sales included seller concessions—the highest share for this time of year since at least 2020. That’s up from roughly 43% a year ago, a clear sign that buyers are gaining more leverage as inventory rises and competition eases nationwide. These concessions often go beyond just price cuts, including help with repairs, closing costs, or mortgage-rate buydowns. Sellers are responding to market shifts by offering more closing-cost credits and rate buydowns, changing the negotiation landscape and giving buyers more flexibility when structuring a deal. Notably, around 16% of homes sold in Mid-Q3 featured both a price reduction and a concession, making it even more possible for buyers to lower their entry costs. As someone deeply invested in helping my clients maximize their results, it’s always my goal to navigate these changing conditions to ensure you get the best possible outcome—whether you’re buying, selling, or both.
