U.S. Sellers Adjust Prices for Autumn
This autumn, we’re seeing a noticeable shift across the U.S. real estate landscape: the median listing price per square foot dropped about 2% year-over-year in mid-Q3, continuing a ten-month stretch of annual price declines. After several years of rapid appreciation, sellers are now recalibrating their expectations and adjusting prices, giving homebuyers more room to explore their options. With higher mortgage rates and some economic uncertainty, many buyers are taking a deliberate approach—carefully considering financing and property values before making a move. What stands out this season is that sellers have become more open to price reductions to secure serious buyers ahead of the typical winter slowdown. For those already pre-approved, the expanding inventory means a real opportunity to compare homes, negotiate favorable terms, and revisit neighborhoods that may have previously felt out of reach. As someone who’s passionate about maximizing value for my clients, I’m always monitoring these market shifts to help you navigate every step with confidence.

Seller Concessions Reach a New US Peak
It’s interesting to see how the market is evolving for both buyers and sellers. In the recent rolling 3-month period ending Mid-Q3, about 45% of US home sales included seller concessions—the highest share for this time of year since at least 2020. That’s up from roughly 43% a year ago, a clear sign that buyers are gaining more leverage as inventory rises and competition eases nationwide. These concessions often go beyond just price cuts, including help with repairs, closing costs, or mortgage-rate buydowns. Sellers are responding to market shifts by offering more closing-cost credits and rate buydowns, changing the negotiation landscape and giving buyers more flexibility when structuring a deal. Notably, around 16% of homes sold in Mid-Q3 featured both a price reduction and a concession, making it even more possible for buyers to lower their entry costs. As someone deeply invested in helping my clients maximize their results, it’s always my goal to navigate these changing conditions to ensure you get the best possible outcome—whether you’re buying, selling, or both.

The Best Time to Buy a Home in 2026
Curious about the best window to buy a home in 2026? Recent projections point to September 27 through October 3 as the optimal time for buyers. During this week, active listings could surge by 31.9% compared to the start of the year, and stand 13.3% higher than the average week—meaning more options for you across the country. Listing prices are expected to be about 3.5% below the seasonal peak, which could translate to a potential savings of around $14,000 on a median-priced home near $416,000. Competition is also likely to drop by 30.1% from its annual high, and homes may linger on the market for roughly 64 days, giving you more flexibility and negotiating power. As a full-time WNY real estate professional, I always keep a close eye on market shifts like this to help clients make the most informed decisions. With inventory expanding and demand softening, early fall could offer more choice, while later in the season may bring even greater price flexibility. My goal is always to maximize your equity and guide you through a seamless buying experience.
